This community is amazing! I’ve been living here for about 6 months now and I still can’t get over the scenery. Maintenance is on top of things and always gets my work order done quickly and effectively. I also would like to give a special shout out to the leasing agent Tiffany! She was very professional and really sold me on the place as I was looking at another property at the time, but my tour with her convinced me to pick orchard hills and I have no regrets!
My husband and I are VERY happy living in this development! We first moved here 5 years ago but sadly had to relocate after 2 years due to my job. When we moved back to the area the first thing we did was contact Alexia to see if we would be able to move back. Not only did she get us our keys within 2 weeks of contact but we were able to get into the townhome we originally lived in! Very accommodating and helpful with any problems. We had a leaky sink and it was fixed the next day. Highly recommend!
I have been living here for a little over a year with my son and have not had any major issues. The staff was always thorough and kind whenever Ive been to their office. I dont understand where other people mention the staff as being unprofessional? they are FAR from that. What attracted me the most to Orchard Hills was their cleanliness and their safety. Would definitely recommend and live here as long as I am able to. For the issues that I have had, theyve been able to respond quickly and in a hurry and as mentioned earlier they werent major issues (i.e. locked out, etc.) The staff here as always been respectful and they continue to be as well.
Im moving BACK to Orchard Hills Landings after being away for several years. The office staff remembered who we were and our previous situation. We appreciated the quick responses to all of our inquiries, via emails and phone calls. Alexia is amazing as always. Shes a breath of fresh air compared to other rental property managers Ive had to deal with. She and her team helped us get back into the best place weve ever lived. For everything we get with our 2BR/2Bath apartment: a washer/ dryer, gym, pool, being across the street from a Farmers market... Its worth every penny. No complaints ever from us.
I have been living at Orchard Hills Landings for 4 years now and I really enjoy the location. The maintenance crew is on top of their game, inside and out. The development is professional and helpful, Meghan and the rest of the staff are always willing to answer questions and follow up on requests. Its in a great location, less than 10 minutes to 84 and less than 15 minutes to the Beacon train station or the Thruway without having the noise of living in the middle of everything. Highly recommend!
My family and I have been residents at Orchard Hills Landing for only a couple of months. We are first time renters after 35yrs of home ownership. Several local developments were considered many with similar features and pricing. The three bedroom/three bath/with basement was a scale down from our previous residency but reflective of our personal needs. My wife Karen, would have preferred a larger kitchen with updated appliances but the overall community offering seemed to be the decision factor. Management and maintenance personal have displayed a friendly and professional approach. In the brief time here, we have met all our good neighbors through greetings and causal conversations. We even assisted each other in snow removal. Orchard Hills Landing has been a positive experience with no regrets to date.Tony C.
Everything in the units is cheap and poor quality. Then they expect you to keep it perfect when it falls apart. Who puts horrible cheap light colored carpet in the dining area that stains so easily and expects it perfect? Poor design to say the least. Its newer yet things are rusting, appliances broke several times, plumbling leaking etc. Oh and the townhouses have horrible design bc the heat and ac dont reach the top level since theres one zone. The management is not friendly or nice. They are super strict which some rules are important but some are ridiculous. They use cheap temporary speed bumps that mess up your car, they have no room for extra parking and everything is so tight. They cut corners and dont care about their residents. They have a ton of charges when you leave and nickle and dime you every chance they get. I wouldnt recommend it to anyone. For the rent cost I expect better.
We’ve lived here for about a year and a half and have loved it ever since we stumbled across finding this hidden treasure. The amenities are great, service calls (if needed) are handled promptly, the grounds are maintained very beautifully and the property is as nice as the pictures portray online.I would recommend residing here to anyone who asks or is looking to be in a safe & quiet location with beautiful scenery all around.
No notice was placed on the door about the location of the office being moved. We get consistent notices about dog poop on the grounds. Why not a notice as important as the office? Everyone did not receive an email. Gym also closed did you offer a complimentary membership for the inconvenience for those who use the gym? I didnt receive that information either. Also have not received information that you are now charging a Water Surcharge. Is that only being provided to tenants once they go to renew their lease? Why would you not let everyone know this information now? Not happy with the complex nor the organization. They dont care....As much as they try and show face on these reviews. Starting to see the studs in the walls.
Looking forward to spring. I get a great view from the deck on my townhome. The neighborhood is pretty quiet considering youre not far from 9W. I havent had any reason to call the office since my move in but theyre were helpful through the application process and called me a few times after my move in to make sure I was happy and my move went well. Also havent needed to call maintenance since Ive been here but the guys seem nice and wave when they drive by. Very happy with the experience so far.
Edited to respond to the Orchard Hills comment:Yes, we read the lease and it does say we are not allowed to park in someone elses parking space. What I dont understand is why nobody knocked on our door and tell us to move the car. You do for other people all the time! So what is that telling us? That you choose the people you warn? I guess we are not on the Alexias good list.I honestly dont even know where to start with this place. We have been living here since August 2014 and unfortunately we are locked in the lease otherwise we would leave.The management in this place is terrible. They are not helpful at all and actually go the distance to harm you if possible. I will tell you our latest misfortune with this great community. On Christmas eve we parked our truck in the the next door neighbor parking space since the unit was unoccupied. We had some family in town and we let them park in our spot and since we knew the unit next door was empty and nobody is living there at the moment, we assumed we could leave our truck there for an hour or so. WRONG! The maintenance guy Dave decided to gift us with a beautiful surprise on Christmas eve and call the tow company. They towed our truck and closed shop since it was Christmas eve. Today is Tuesday and just now we were able to pick up our car. The tow company charged us $700!! yes, $700!!!! We called Dave the moment it happen and he was extremely rude on the phone and even hang up the phone when I tried to get information on how to get back our car. I am not sure why he singled us out since they were at least other 5 cars parked alongside the town homes, but what he did to us on Christmas eve cannot be forgotten. Who will go the distance to call someone to tow our truck on Christmas eve when he couldve just knocked on our door and ask us to move the truck? If we are a community how they like to say, why go the distance to harm someone? I understand that the policy is not to park in someone else spot, I get it, but where is the human compassion? we are supposed to be there for each other and help in need not do something so horrible. This is Orchard Hills for you folks.Please do yourself a favor and NOT rent here.The price for renting this place is extremely high, higher than anywhere we have ever lived before. We are a military family and we move around a lot. We are model tenants and we have never, not once been late with our rent. We pay $2,035 a month plus $35 a month for a pet. I am not saying we should be favored because we are perfect tenants, but I am just asking for a little respect. When you call the office all you hear from Alexia, the property manager is the policy and the laws, etc. I understand that she needs to follow the rules but there are some things that have nothing to do with rules. Where is the friendliness, the human factor in all of this? We are all people and not robots. If you ever have an issue with the property, it will NEVER be solved if you call Alexia. We always gave her the benefit of the doubt when other tenants complained about her, but now I witnessed first hand how she treats the tenants.Beside their unfriendliness, the town homes are poorly made and everything breaks all the time. They want to charge for every single thing even if its not your fault. Our master bathroom toilet was cracked (cheap materials used) and they tried to have us pay for it. Luckily we were able to prove that we had nothing to do with the crack, and we didnt have to pay.There are so many incidents that I could recall but I do not want to spend all day writing about this place. Every single person that I have met that lives here is not happy with the management. I have never lived in any place where this is the case. It is very unfortunate because all we want is to live in peace and quiet but its impossible at Orchard Hills. Please do yourself a favor and stay far FAR away from this place.
The place is built very poorly. Manager told a friend of mine (off the record of course) they are modular and were not put together correctly. Very cheap construction for what they charge for rent. The townhouses have poor ventilation and in the summer the upstairs is like a furnace even with the ac running on full power. Was told by an employee the ac units are not adequate for the size of the homes but they leave that out when someone wants to rent one. Plan to have a HUGE electric bill! Things break all the time and they steal parts from empty apartments to fix them. Theres always someone new in the office. People keep quitting. Poor management! So they make cookies every day....so what?? They lose packages and lie about it.
Ive lived in the complex for about a year and a half. Definitely overpriced, but theres not many options for newer townhouses to rent in the area. Havent had a lot of issues.I agree with some of the other reviews--the upstairs does get hot in the summer (AC doesnt seem to reach upper floor well) and you can feel the cold wind through the walls in the winter. Not bad though.My biggest dissatisfaction is with management. Thats the most common complaint I hear from neighbors. When I rent a place, I want a simple lease, few rules and policies, and the less interaction I have with the landlord the better. The lease I had to sign was the longest and most ridiculous Ive ever seen. Its been better lately, but it seemed for a while like every week there would be a notice on your door about some new rule or policy.What irritated me recently is that I got a $75 late fee on my rent. I pay my rent through my bank who mails a check. The check arrived on the 3rd. They tacked on a $75 fee because it wasnt received by the 2nd. Seriously, $75 because it arrived by mail on the 3rd. After about 18 months with no issues, I called and assumed theyd just drop it. Nope. Was told thats what the lease says, so there can be no flexibility. Not a great way to keep tenants happy....I can only imagine how much they will nickel and dime me on my move out inspection...Not a bad place to live, but overpriced and irritating management. Would look for other options if moving to area.
Dont believe the false 4 or 5 star reviews. This place is a mad house! My family and I lived in this complex for two years. We were the first ones to move into the complex when it was built. Everything seemed great until winter. The building we lived in (6) as well as (4, 5, 1) had flooding secondary to the fire suppression system freezing and having burst pipes. Our apartment also had a massive leak (unrelated to the broken pipes) in the ceiling secondary to what management called water damming in the roof. This caused us to not be able to use a room in our apartment for over a month, all while still being told we needed to pay the full monthly rent while we waited for repairs and would be reimbursed at an unknown time after repair. Then an exact year later, the same thing happened in the same room! But this time it took just under two months waiting to have the same repairs done to the same room and they blamed it on the same excuse. During this time, we were never kept in the loop with the repair status and would always have a random repair man show up unannounced. The contractor they were using was obviously in on whatever game they were playing since he never gave us a straight answer and always felt the need to treat us like morons.They also were notorious for changing rules, adding new rules and not notifying the residents. They charged people different prices depending on how long you were living there. They also posted the same apartment layouts at a lower rental price for new comers then what we were paying!They treat people that live in the town homes differently then those in the apartments. The maintenance staff have the IQ of a rock and cannot make any repairs until they speak with management and then have to order the parts for repair. Parts like simple toilet fixtures and sink hoses. Often times they would take parts from vacant apartments to repair your apartment.There were multiple vehicle break-ins during the years we lived there but nothing was ever told to the residents. The pool was always being used by the residents of the adjacent apartment complex as well as the basketball and playground areas. The lifeguard and security they hired never payed attention to who would go into the pool.Once we decided to leave at the end of our lease, they told us that we did not give them notice that we were not renewing our lease and then tried to charge us an additional months rent for an apartment we were no longer going to be living in. They did not want to negotiate and stated we would be responsible for this payment, even though nothing in the lease agreement we had signed stated this. After a phone call from an attorney(which is what it actually took for them to back off) they stated we would not be responsible for additional rent.All in all, its a great location and had huge potential, but they management team they have there (which had a HUGE turnover rate) was absolute garbage. Nothing but lies and mis-communication if any at all. For those of you that actually live here currently. READ YOUR LEASE AGREEMENT CAREFULLY and in depth so you know what you can and cannot do. Youd be surprised they stunts they tried pulling (and threats) that were outside of the lease agreement.
Both Apartments and townhomes are poorly built and management is run by incompetent young adults who will lie to your face, nickel & dime you for every little thing and make your life miserable with their constant rule changing.I was one of the very first people who moved into this development, so much that we had free range to pick any apartment we wanted as the building was being built. We picked out a great 2nd floor unit. We got to live there for 5 months before we got kicked out due to the fact the upstairs apartment flooded us out due to poor construction. Now I wasn’t the first one to have this happen, several weeks earlier the same thing happened and weeks after me, it happened again. The buildings are NOT constructed properly and pipes burst all the time, leaving tenants to fend for themselves with no living situations. We were not allowed to enter our own home for several days. At this point, the non-compassionate property manager gave us options which benefited her. We were not allowed to move back into our apartment, they terminated our lease right there at the meeting table without us seeking lawyer consultation. They had our security deposit tied up and we wouldn’t get it for months, so our only option was to sign for a townhome, a much more expensive townhome.Moving on from that story, construction of the buildings is poor, as you have already read. In both the apartments and townhomes, walls are so thin you can hear your neighbor having normal voiced conversations and worse yet, snoring. You pay for everything, nothing is included, and rumors are new tenants now pay for water usage even though there are no meters. Windows and doors let the cool air out in the summer time and the cold air in the winter time. My interior door windows in the townhome would freeze over, because the insulation around the windows were done so poorly. Several of my neighbors around the townhomes would have leaky roofs and yes they would fix it quickly, but the homes were built no more than 3 years ago, roofs shouldn’t need to be re-shingled so soon. If you’re a car person and think just because the townhomes have a driveway you can work on your car, thing again. You’re not allowed to do any outside work to your car while living there. This was just one of the rule changes they like to implement on the fly because it wasn’t always like that when we originally moved into a town home. The property has amenities such as a gym, pool and basketball court. They are strict with their own tenants using the pool, charging you if you have friends who want to go in, meanwhile the kids from par valley manage to get in for free all the time. What gives? Same thing applies to the basketball court. Kids from the neighboring community will hog it up, not allowing you to play, and will get quite aggressive if you try to do what you pay for. Management used to lock it but stopped because it inconveniences them constantly getting up to get the key to unlock it, so now it’s a free for all. The gym is a joke, half of the machines don’t work. This past winter, the management office got flooded, pipe burst (Remember poor construction, even the office dealt with it.) With that, the gym was closed. They originally said 2 months, however it lasted 5 months. So the amenity that they sold to us, and we pay for, we weren’t allowed to use. Their excuse they told everyone is it’s a privilege, not a necessity, meanwhile it’s one of the first things they show you when showing the property.Pricing of the units, there’s no consistency. They will constantly say it’s based off the market value, however I made friends with many of the neighbors, and it’s really based off your salary. People in the townhomes rent ranged from $1750-$2200, all for the same exact unit. How is that market value? It’s over a $500 difference each month for same unit, again corporate greed and profits. I’m sure the corporate approved reply will be followed, stating they care about their tenants, at this point it’s too late and the truth must be shared.
Orchard Hills represents themselves as a community. This is not true at all in my experience. The explanations that the front office gives for things that are not working are inconsistent. All of the vents on the lower floors have to be closed in order for the airconditioning system to work upstairs. I dont understand why that hasnt been fixed and why is it the excuse that you can buy and air conditioner to fix the situation. I have central air why am I buy an air conditioner? The windows are horrible and you can sit and feel every burst of cold air. The windows are not well insulated so, you are paying the high cost of heating. Both the office on site and the corporate office have very rude employees who do not know how to interact with the tenants. The Townhouse tenants are treated differently then the Apartment tenants. They want to nickle and dime you for every single thing in the complex. They want to charge your guests for the pool that is not even big enough for the tenants. I was very disappointed in my decision to even been housed in this so-called community. Everything that looks good from the outside is not what it seems once you get on the inside. A lot of information is not given until you move into the complex and by that time you have already signed your lease. Please be aware of any decisions when you are moving into this complex. They truly do not care about the tenants as with anything else its truly about the money. Like anything else this is a business and they have told many tenants if you are unhapy you can move. That is why they have a lot of people moving out. As soon as the lease is up they are moving out like crazy. They will try and tell you that it is the military families but, truly is not true. The dog park where animals are using the bathroom is right next to the playground. That is very unsanitary. Im very disappointed and will research further the next move that I make. Orchard Hills makes decisions and they do not consult the tenants in the decision making process. They put in speed bumps and several cars received damage. They were not helpful in the speeding of cars through the area and it made it very hazardous for our vehicles because of the position. Im not sure what those who had damaged ending up doing. You shouldnt have to pay these very expensive rents and not receive the service that is expected. You shouldnt have to pay for an extra air conditioning to place in your window. You should have to pay Central Hudson high prices because all of your heat is going out of the windows. The rugs are not much better in the unit. Please be aware!!Updated: 13 January 2016Orchard Hills has had a break in and the tenants have not received any information. A couple of days have passed and not notice that the incident has taken place. This is the third break in and the tenants have not been informed. Communication is the key and this allows tenants to take more caution and look out for one another. The complex feels like these are the details that they can leave out. What the tenants do receive is letters consistently telling tenants that dog poop is not being picked up by tenants. That this is a privilidege and the community must adhere to the rules and tenants are to report anyone who is not following the rules. Orchard Hills will not inform about a break in... Im not understanding how they feel that tenants are the main focus? (Health, Safety, etc.)8 February 15The reponse below is the type of response that you can expect from Orchard Hills. The same professional run around that you will receive in this forum is the same thing you receive face to face. It is a waste for you to call the office as stated because the office, nor corporate care. They dont want to tell you what is going on you have to hear it word of mouth. Lights are out for days and still not fixed.
Rental prices were recently raised by a big margin. Considering the location and the outdated appliances, fixtures, and cabinets the price increase doesn’t justify what you get. You have to deal with a lot of traffic getting in and out. The location of the apartment complex is in a horrible location with horrible roads. You have to pay your own heating. It’s much cheaper to just buy a house.
I would like to thank the leasing staff for making our cross country move very simple. While such a move is stressful for a family, I will say the leasing team is knowledgeable and made the process quick and easy for us. We rented without seeing the place first and we were blown away by how clean it was delivered to us.
This neighborhood is an absolute joke! The property manager accepts bribes so she places only specific residents on her good list. Shell say she doesnt but the underarmour truck would disagree.What else?The pool is a filthy grime-filled puddle in the ground. Yes the 3 ft drop of water cant even be swam in, and just run your finger along the sides. Youll catch god knows what. Oh and the water tastes like nasty, salty sweat but they SWEAR theres chlorine in it.The structures are made out of Swiss cheese because the cold air comes right through the windows in the winter, forcing your central Hudson bill to be through the roof, because they include NO amenities.....oh but theyll say you have a beautiful gym. I would hardly call 2 treadmills that always break, a weight station and a water jug a gym. ESPECIALLY when they shut it down for a month to paint one wall and move the equipment around and call it a remodel. Or when sub zero temperatures cause the pipes in the office to burst and they use the gym to store the furniture from the office for four months, with zero compensation for the residents who use the gym.Speaking of subzero temperatures, the apartments have pipes that burst pretty much every day that ends in Y, forcing those residents to be displaced for a while or my husband and I down to the townhomes which were so much more expensive. Once again proving that the construction of this place was botched and absolute garbage.Speaking of every day that ends in Y, the notices at your door. They feel the need to update you every single second that it is per the lease policy to pick up your dogs feces. Or to update us about a rule change that they see fit as soon as they see something they dont like such as my husband working on his car in our driveway that we pay for and have to shovel ourselves in the winter. So new rule: no working on your car because it looks bad when theyre trying to show the model home which was across the street from us. Not my problem. Update: we are installing speed bumps that damage your car. Update: the damage to your car is not our responsibility despite the fact that we put in speed bumps and drilled holes so that they can be removed in the winter but we totally failed science and dont care that those holes will get filled with water freeze, crack and then that will be a repaving nightmare eventually. Update: dont forget to pick up your dogs poo.Honestly there wasnt a serious problem with dog poop until they switched over to the cheap poop bags that explode once you put your hand in it. Sorry but Im not into picking up my dogs poop with my bare hand. Speaking of the poor dogs in that neighborhood, it is according to them a privilege to have a dog there but the residents have to pay a yearly fee of $300 to have a dog. The word privilege would indicate that you in fact do not have to pay for your dog, that out of the graciousness of knowing how a dog is like your family member, they would allow it. For god sake if were going to pay $300 a year, they should have a dog run so there is actually a space for the dogs to get exercise after being cooped up in the town houses for so long. Oh and they have the property to do such but they say that the yearly fee goes towards maintaining the property but the brown grass everywhere would disagree with that. And you know theyll be happy to sic corporate on you to give you some BS jargon as to why they cant be a little bit flexible.Do yourself a favor and save up your money and then buy a house so you actually have an investment.
I chose this place because the apartments were big and spacious. Unfortunately I did not know what I was getting myself into. The assistants in the office are useless, and the manager just tells you anything you want to hear. This place is a he said she said nazi camp. People point fingers and guess what youre in trouble for things you did not do. They dictate the way you should live your lives with the million and one rules that they have already created and then continue to add on. I wish someone could have steered me away and tell me how much of waste of money this place is. And surprisingly they have the nerve to start charging higher prices!! Really? The prices listed are not worth it! Luxury apartments?? I have carpet, half a kitchen, no closet space, NO LIGHTS!!! (yes, you have to buy your own lights so you can see). Living here makes me feel like Im in high school! do yourself a favor, stay where you are a few months longer and buy a house because in all honestly, with all the money that they make you put down here, thats your down payment for a house. If you liked to be watched like a fish in a fish bowl and be ACCUSED of things then cmon down. If your like me and just want a nice place to live, RUN FAR AWAY FROM THIS PLACE AS POSSIBLE! Dont make the same mistake I did! Youve been warned!UPDATE:So the leasing center has flooded out, and instead of getting the weekly notices on your door to know what is going on, this they keep a secret!!! Its kids running this place! The maintenance guy is retarted and double parks all the time. Oh let me tell you about the double parking. Its not allowed and they will tow your car without notice, nice right?? They tell you that there is nothing that they can do about the parking and you can park at the leasing center up until the leasing center opens. Really so Im restricted with parking spaces and now have a time limit on parking in the only available spots?? And thats because the manager and assistants are unable to walk their asses to the leasing center even though they live right in the community. This place continues to be a joke, and if landings real estate was smart enough, they may want to switch up their management, because, as previously stated, everyones lease is up and theyre out. Guess what landings, youre going to have one of your companys fail! And corporate isnt even considerate enough to pick up their phones and return phone calls!
I recently applied for a 2 bedroom apartment with Orchard Hills Landing and worked with the community manager. The property and apartment was beautiful, and at the time the community manager was great. The community manager advised that she is always in the office and available to speak daily, she also informed if there was any issues with my application that she would contact me directly to get clarification. That was not the case since I have applied I only spoke with the community manager once and that is because I called into the office multiple times and she just so happen to answer the phone, and there was a issue with my application and she did not contact me directly as she advised instead I spoke with another representative. At the end of the day the community manager was not a woman of her word, there was a lack of communication, and I do feel there was a bit of prejudice portrayed. I took the community manager word that she would follow through as she mentioned when we met, but of course thats a community managers job to sale the community and tell you what you want to hear. I live by Actions Speak Louder Than Words and the community manager actions did not measure up to her words. I appreciated the time she took to show us the complex, but everything happens for a reason and God had his reason for her true professionalism to show up before it was to late.
I have been living in this complex since 2013 and every year my rent has gone up and I pay pet rent every year as well. I have gotten that the fair market value goes up every year and the rent is base on the fair market value for the area. I looked up the fair market value for the Newburgh, Middletown, & Poughkeepsie area and for a 1 bedroom the rate for FY 2016 & 2017 is definitely not what they have raised the rent to. I am paying much higher than the FMV really is and there is no other justification for the rent hike but the Fair Market Rent for the area is going up. This is all BS because $427 more than what the actual FMR really is. I do not see any improvements in the apartment for the rent to go up. Every year I have lived here I had water damage in the bedroom. I am trying to call the corporate office to make a complaint about the increase in the rent but they dont know the phone number to the corporate office. If you do your own research you will realize that a lot of the explanations they give is BS.
TERRIBLE. We lived there for a year. Staff never learned my name. They were rude with different answers anytime you spoke to them about a topic. We were happy living there, kept a clean home and cleaned again when we moved out. They charged us over $1300 in cleaning fees. I could understand if we kept a disgusting home but it was spotless. They told us it cost $1300 to clean the inside of the oven and dryer. Guess I should start a cleaning company.
I really like living here. Its really easy for me to commute to work or get on the train when I need to be in the city. My apartment is spacious and I can have my dog here (where a lot of places wouldnt take him because he is 60 pounds) which was my most important factor when looking.
Terrible customer service. No respect or attempt to work with tenants with issues concerning the management or landlords. Avoid this place - I had no problems for the first two years and now they are creating false charges and we will need legal assistance to stop them defying a court order! RUN! If only I could give less than one star - believe the ratings from former tenants and dont let them sweet talk you...
In my opinion location is good, look and space of 2bdrm town-home is good. Many building issues in town-home that needs fixing constantly. The two ladies working in the office is professional however Manager is very rude and condescending. Dealing with her is annoying due to her unprofessional disposition and tone. She alone makes the property not so enjoyable.
Management team you can tell right off the bat there so fake and phony you can smell it and they talk down to you and all there staff always moves in the building and quits and moves out and they do nothing when you complain about stupid, annoying neighbors upstairs who make noise 24/7, they bang on your door like this is boot camp at 6am to rudely tell you to move your cars so they can plow, its super hot in upstairs during the summer and spring time, over priced apartments for no reason, the heat turns off quickly and ac goes on in winter time making it extremely cold, they dont plow the hill when you turn in the development when it snows right away and it gets hard to drive up the hill do I need to say more?? its a horrible!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! place to live but it looks pretty
Boy, OH BOY! What a mistake it was to move in here! All the nightmare stories you hear are true. It looks gorgeous from the outside but management is ran by a young girl who is a pompous, non-emotional/sympathetic robot. They will smile and offer you cookies until you sign that dotted line! After that, only your money is good to them.They even included this, speaking the truth about them a breach of contract, can you believe it? They are missing the most important thing here and that is PEOPLE FIRST! HEADACHES, ALL HEADACHES HERE, KEEP LOOKING!

2022-05-26One of the worst place to live in the area if I could I would put no stars they said they would take my basketball hoop if I didn’t get rid of it because I’m not allowed to play in the road. I play with my friends and if there is ever a car we move out of the way and wait for it to drive by. If people wanted to complain about me playing in the road they could’ve told me, everyone that walks by love to talk to me and even try to play basketball. That basketball hoop was the only thing I could do outside and now I can’t even do that. Not a good place overall and would never refer this place to anyone

2021-09-19Orchard hills community is the worst place to live. The management company love to put on an act for all new occupants/ renters but the minute you get comfortable management makes sure to make you feel uncomfortable. The pool area is a joke it doesn’t hold but like 25 ppl in total but they have a whole community that’s suppose to have access to the pool! The gym is another joke and the robo cops (maintenance workers) of the complex love to make your life complicated. They tow your car but meanwhile there isn’t enough parking for your company, bang on your doors to fix things in the townhouses , they are just plain unprofessional! Let’s not talk about the rent and the way they love to bring it up year after year 🤬 robbing the hard working families during COVID, what a Disgusting owner!

2021-06-27My wife and I have lived here for about 4-5 years or so and we love it! The office staff is always more than professional and has always helped us with any issues we’ve had and has always been kind and understanding, we have and will continue to recommend all of our friends in the area! As far as the apartment it self no complaints we really feel at home here.

2021-07-06My boyfriend has lived in OL for 3 months. Our first time at the pool, we were targeted by the property manager. She approached us about drinks and smoking at the pool, in which we completely stopped once we aware of the rules. After 15 minutes, she came back saying we had to leave because there are no guest at the pool. Meanwhile there were family members at the pool with other residents. We felt completely Ostracize. If we knew bigots ran this community, we wouldn’t be spending money to Live here. So disappointing.

2021-06-09I have never lived at these apartments, but great friends of mine have . They had no complaints while staying and from what I’ve seen my self the complex is very nice . The apartments are really spacious and looked really nice as well . The only down side I can truly say for myself is price . My husband and myself have wanted to move in since our friends told us about the complex . When they were living there rent was $1,600 a month for a 2bd 2br, it’s currently $1,960 . This was maybe 2 years ago that they moved out. The apartments are in a location where traffic is not the best, and there’s not a lot of major stuff around either . If they haven’t made any upgrades to the apartments themselves and they still look how I remember the price is very very high, especially since not much is around you . Other than that I have nothing truly negative to say .

2020-02-12We love living here! My husband and I moved in here a few months ago and we could not be happier. The grounds are always clean as well as the hallways and stairwells. Any issues are taken care of right away by either the office or maintenance. Tiffany from the office is always so friendly and helpful. She is always understanding and accommodating if we are running late to pick up packages. We love it here!

2020-09-03This is easily the worst place I have ever lived. It has been nothing but issues since I moved in, and the people that work in the office are terrible.On Day 1 we started having problems. BOTH garage door openers didnt work. They refused to send anybody to fix the issue for WEEKS, and even though they assured me that they were functioning before we moved in, it turns out they BOTH had dead batteries.The exhaust on the dryer was not connected properly, so the entire place was filling up with steam.The Central Air does not work well. The 2nd floor is always hot. They sent somebody from maintenance to fix it, but after several hours of waiting for him to fix it, he realized he couldnt do it. They had to get another company to come work on the unit. I work overnight, and I had already waited up for maintenance to work on it. I asked the people in the office to send somebody the following day, so I could sleep. They told me that if they couldnt come that day, that they wouldnt be able to come for 2 weeks!There are also multiple litters of stray cats running around the neighborhood. When I called to complain, they told me that there is nothing they can do about it. They tried to treat me like Im stupid by blaming the surrounding woods, as if stray cats magically spawn in wooded areas. When I told them that I was going to handle it myself, they threatened to kick me out, saying that I was threatening the wellbeing of my neighbors.This is just the tip of the iceberg. These townhomes may look nice at first glance, but they are really just overpriced, pieces of trash. I would never recommend them to anyone.

2021-08-30Horrible experience worst decision ever was to live here. They make it seem all great and are friendly in the beginning than god forbid you have any issues. Maintenance supervisor is horrible and extremely creepy. For the amount you pay in rent you get treated horrible and than told that usually the people who do not like living here are people who do not like to follow the rules. Worst year of my life.
